An end of lease clean is a detailed clean of an empty property, usually to a standard set out in a tenancy agreement or exit condition report. The scope depends on what is actually in the property and what condition it has been left in. That is why any honest answer starts with questions rather than a number.

Property size

Size is the starting point, but it is floor area and number of rooms rather than the listing description that matters. A compact two-bedroom unit and a two-bedroom townhouse over two levels involve different amounts of work: stairs, extra landings and additional windows all add time.

Bedrooms

Each bedroom adds wardrobes, tracks, skirting, windows and floor area. Built-in robes take longer than freestanding storage because shelves, rails and door tracks all need attention.

Bathrooms

Bathrooms are usually the most labour-intensive rooms in an exit clean. Soap residue, mineral build-up on screens and tapware, grout, exhaust fans and toilets all need detailed work. A second bathroom or ensuite generally adds more time than an extra bedroom.

Property condition

Condition is often the single biggest variable. A property that has been maintained during the tenancy takes far less time than one that has not been cleaned thoroughly in a year. Longer tenancies, pets, smoking indoors and heavy cooking all add work, as does mould in wet areas or build-up behind appliances.

  • How long the tenancy ran and how regularly the property was cleaned
  • Grease build-up in the kitchen and rangehood
  • Mould or soap residue in bathrooms
  • Marks on walls, doors and skirting
  • Carpet or hard floor condition
  • Whether the property is fully empty when cleaning starts

Kitchen condition

Kitchens are assessed separately from the rest of the property because the range of work is so wide. Oven interiors, rangehood filters, splashbacks, cupboard interiors and the space behind and beside appliances can each take significant time depending on build-up.

Additional areas

Beyond bedrooms and bathrooms, most quotes change when the property includes extra spaces. These are worth listing accurately when you ask for a price, because they are the most common cause of a revised quote later.

  • Additional living areas, rumpus rooms or a study
  • A second kitchen or kitchenette
  • Balconies and courtyards, including glass and railings
  • Garages and carports, particularly if they need sweeping or cobweb removal
  • Laundries, storage rooms and internal stairs

Areas that need extra attention

Some work sits outside a standard exit clean and is assessed individually. Common examples include heavy oven build-up, mould treatment, wall washing, extensive window work, and carpet or upholstery cleaning that requires specialist equipment.

Why some properties need an individual assessment

Larger homes, unusual layouts, properties with several additional areas, and properties in poor condition are difficult to price accurately from a form alone. In those cases an individual assessment is more useful than a number that changes after the first hour on site.
